Rental Property Expansion | Providence, RI
Problem:
Converting this typical Foxpoint 2-family into a 3-family residence. Cities across New England are full of these unique triple-deckers but their interiors are often hopelessly out of date. This house was being used as a 2-family residence with an illegal 3rd floor apartment. The attic was overcrowded with 3 small bedrooms and access stairs that did not meet code. The client asked David Sisson Architecture to legally convert the building into a 3-family residence, and rebuild the 3rd floor unit. |

Investor Solution:
2 beds . 1 bath . 950 SF 2016 Worked with city officials to legally convert the building into a 3-unit residence. Reached agreement with the city to maintain an existing stair with some alterations. Built a brand new 3rd floor walk up unit with 2 bedrooms and 1 bath. The kitchen has an open concept with stainless steel appliances, dishwasher, granite counter tops and a dine-at island. The bedrooms have a roof-line pitch but are designed to accommodate king size beds. Bathrooms include a large granite double vanity and a spacious walk-in tiled shower. New hardwood oak floors have been installed throughout. And the heating system is controlled by smartphone. Transforming this crowded 3-bedroom into a gracious 2-bedroom apartment changed this from a $600/month to a $2,000/month property. |
