Collaborated with a Boston-area developer. Problem:
A large rock ledge takes up most of the site. It drops off at the entrance to the site, and also slopes steeply toward the neighbors on two sides. The irregular shape and topography of the lot also led to problems with setbacks. Solution:
4 beds . 3.5 bath . 3400 SF plus basement and garages. A contemporary take on New England traditional style. This large 2 story luxury house has 4 bedrooms and 3.5 baths. Board and batten siding links this modern house to New England traditions. Multiple decks, balconies, and an entrance porch offer extensive views of the landscape and generous outdoor social space. Though the lot is small, the design of the house and multiple outdoor spaces make it feel extensive. Because of the height of the rock ledge, a 2 story house would have been taller than building code allows in this neighborhood. We applied for and were granted a variance from town authorities to surpass normal residential height. Additionally, we pinned the foundation of the house to the rock ledge--a structurally complicated task. The unique placement of the house on the lot creates a graceful presence and meets setback requirements. |
