A private developer commissioned our firm to provide site planning, design development, historic district commission approval, zoning board approval, construction drawings and construction administration for a new construction project featuring five 1,700 square foot townhome units. Each townhome would have two bedrooms and one and a half bathrooms, with the entry and garage space on the first floor, kitchen and living space on the second floor and sleeping space on the third floor. It was important that the new building fit into the historic character of the neighborhood and not feel overly bulky.
The historic district commission was pleased with our design; they appreciated the double roof line that breaks up the mass of the building, creates the appearance of a dormer and gives the structure a more residential scale. They HDC also loved the color palette and variation between each townhome. The building being broken up using the colors, the entry canopies and vertical trim helped create the appearance of individual homes more fitting to the historic neighborhood. The market agreed and all five townhomes were pre-leased before construction was completed.
