A private developer commissioned our firm to provide site planning, design development, engineer coordination and construction drawings for a new construction project featuring 20 one-bedroom residential units. The design takes advantage of generous by-right R4 zoning, with no minimum parking requirement, though parking will be provided by an adjacent owned lot. The site posed several challenges due to the significant grade change.
Located on a paper street, we helped our client negotiate a balance between a realistic and reasonable construction budget and creating a design and site plan acceptable by the building and fire departments. The building was located such that the amount of new access roadway required was minimized and the need for an expensive retaining wall was avoided, while maintaining acceptable access by the fire department and ground level handicap accessibility.
