A private developer purchased an abandoned assisted living facility at auction from the City of East Providence. The existing building featured 31 resident rooms, each with 2 bedrooms and a shared bathroom. Our firm was commissioned to design the conversion of the assisted living use to a residential multifamily use. The owner required minimal changes to the existing walls while maximizing the unit count. Our solution was to merge 2 resident rooms into a one-bedroom apartment. This solution allowed us to minimize interior demolition, while designing 26 residential units between two stories of 13 units each. The first floor includes 2 studio apartments and 11 one-bedroom apartments, while the second floor includes 11 one-bedroom apartments and 2 two-bedroom apartments.
The building’s exterior featured red split-face bricks with a Greek Revival entry. The finishes were reimagined as modern and earthy-colored. To achieve this we redesigned the entry with a larger canopy, incorporating black horizontal wood and four square columns that echo the original design. The interior of the units blends Scandinavian simplicity with the timeless elegance of mid-century modern architecture, creating a harmonious and contemporary living space.
